FAQ

Defect Investigation Reports in Rouse Hill: common questions

When do I need a defect investigation rather than a general inspection?

When you already know there is a problem and need to know why. A general inspection lists many items; an investigation goes deep on one.

How is it priced?

By the scope of the problem and the size of the area involved. Describe the issue when you request a quote and we will confirm the figure.

Will NCAT accept this report?

No. It is written for the owner and the builder or strata manager. For NCAT you need an expert witness report prepared to NCAT Procedural Direction 3, which is a separate service.

Do you investigate strata buildings?

Yes. Balcony leaks between units are a common job. We can work with the owners corporation or a single lot owner.

What sits outside the scope of a defect investigation?

Destructive investigation such as cutting into walls or lifting tiles, engineering certification, geotechnical testing, and the repair work itself. If any of these are needed to confirm the cause, the report says so.

Will you tell me who is responsible?

We say what caused the defect as far as the evidence allows. Liability is a legal question, though the report gives you what you need to raise it with the builder or NSW Fair Trading.

How many days until the investigation report is ready?

Usually one to two working days after the visit, longer where the cause needs more measurement.
