The Rouse Hill build stages we inspect

New building in Rouse Hill now means knockdown rebuilds, dual occupancies and townhouse rows on the remaining greenfield pockets, often two storeys on a tight lot. That changes what goes wrong. Deep edge beams and step downs on sloping blocks put the slab steel under more scrutiny, and upper floor bracing carries more load. Our frame reports here keep coming back to tie down bolts and slack roof straps, and lock-up keeps turning up pipes and cables touching each other inside the walls. Each stage below links to what we check and when to book it.

FAQ

New Construction Stage Inspections in Rouse Hill: common questions

Which stages should I book on a Rouse Hill build?

If you can only afford some, take slab, frame and handover. Slab and frame are the two points where structural work disappears from view, and handover is your last list before final payment. Lock-up and waterproofing add the most where the house has several wet areas or a complex roof.

What sets the price of a stage visit?

Per visit, depending on the stage and the size of the home. Request a quote online with the number of storeys and the stages you want and the figure comes back straight away.

Can my builder refuse to let you in?

Most NSW contracts allow the owner reasonable access with notice. Tell the supervisor the date, and if they resist, the contract clause on inspections is the place to start.

What if the stage is not ready when you arrive?

We record what was and was not complete, inspect what can be inspected, and the report says so. If too little is finished, we can return for the rest.

Are critical stage inspections by the certifier the same thing?

No. The principal certifier's critical stage inspections check compliance with the consent at set points. Ours are independent, cover workmanship as well, and report to you rather than to the authority.

Which checks are left out of a stage visit?

We do not test electrical circuits, gas or plumbing pressure, energise anything, dig, or remove finished work. Engineering certification stays with the engineer and the certifier. Anything we could not see or reach is named in the report.

Where should the report go next?

Send it to the builder in writing and ask for a written reply on each item. Book the reinspection for any structural item before the next trade covers it.
